Terms of use

1. Who we are

Telnwa Property Intelligence ("the service") is operated by Telnwa Investment Ltd ("we", "us"). You can reach us at hello@telnwainvestment.com. By creating an account or using the service you agree to these terms and to our Privacy Policy.

2. What the service is

The service reads the public planning registers of the councils listed on our coverage page and emails you about applications near the places you choose. It also shows figures worked out from the applications we have read, such as how often a council approves a kind of scheme.

It is information, not advice. It is not legal, planning, financial or valuation advice, and a council's past record does not predict the outcome of any single application. Figures rest on the applications we have read, not on a council's full archive, and each figure says how many it rests on. The council's own register is always the official source. Summaries written by AI are labelled and are separate from the official record. Check anything important with the council or a qualified professional before you rely on it.

3. Your account

You must give a working email address and keep your password secure. You are responsible for what happens under your account. Tell us at once if you think someone else has used it.

4. Plans and payment

The Free plan costs nothing and has the limits shown on our pricing section. The Pro plan is £5 a month, or the price shown at checkout when you subscribe, and has the higher limits shown there.

Pro renews every month until you cancel. Payment is taken by Stripe; we never see or store your card number. If a payment fails we will email you, and the plan can revert to Free, with your alerts above the Free limit paused rather than deleted.

We may change a price or a plan limit. We will tell you by email at least 30 days before a change affects you, and you can cancel before it does.

5. Cancelling and refunds

You can cancel Pro at any time from the Billing page. It stays active until the end of the month you have paid for, then your account moves to the Free plan. We do not charge a cancellation fee.

If you are a consumer, you have the right to cancel within 14 days of subscribing and receive a refund. If you asked for Pro to start straight away, we may keep a proportionate amount for the days you have already used it. To use this right, email us or cancel on the Billing page and tell us you want a refund.

Nothing in these terms limits your statutory rights, including the right to a remedy if the service is not as described.

6. Using the service fairly

Do not use the service to break the law, to overload or interfere with it, to get round its limits, or to copy the data at scale to build a competing service. Exporting results for your own work, or to share with a client or lender, is fine.

Planning data is public sector information licensed under the Open Government Licence v3.0. If you reuse it, follow that licence.

7. Availability and accuracy

We aim to keep the service running and the data current, but councils publish on their own schedules, some block automated readers, and registers change. We cannot promise that every application will be found, or found at once, or that the service will be uninterrupted. We may add, change or remove councils and features.

8. Our responsibility to you

We are responsible for losses that were a foreseeable result of our breaking these terms or our failing to use reasonable care. We do not exclude or limit liability for death or personal injury caused by our negligence, for fraud, or for anything else the law does not allow us to exclude.

Subject to that, we are not liable for lost profit, lost deals or planning, purchase or investment decisions you make using the service, and our total liability to you for anything connected with the service in any 12 months is limited to what you paid us in that period.

9. Ending your account

You can stop using the service and ask us to delete your account at any time. We may suspend or close an account that breaks these terms, and will tell you why unless the law prevents us.

10. Changes to these terms

We may update these terms. We will tell you by email about changes that matter before they apply. Using the service after a change means you accept it.

11. Law and disputes

These terms are governed by the law of England and Wales. If you live in Scotland or Northern Ireland you may also bring a claim in your own courts. We will try to settle any complaint with you first: write to us at the address above.
